Key Accountabilities
- Responsible for ensuring minimal disruption due to the M&E systems operation to the operation of the Office Tower.
- Responding appropriately to emergencies or urgent issues as they arise and dealing with the consequences and prompt reporting back to FM HQ on any matters that will affect the operation of the Office Tower.
- Plan and manage the yearly CAPEX and OPEX budget required for the operation and maintenance of the M&E systems and to ensure that all spent are within the plan budget.
- Responsible to develop, implement and monitor the maintenance programs/activities performed by in-house or any outsourced vendor/contractors are in compliance with M&E system specification/manufacturer’s requirement and are within the planned schedule.
- Ensure all required tools and equipment, spare parts and consumables are sufficient at all times to operate and maintain the M&E systems at optimum efficiency level.
- Overseeing the M&E section of new fit-out (new tenant) or store/retail/office facelift which includes providing the required facilities, assisting in the upgrade, modification, or new addition to the facilities systems, and the system testing and commissioning.
- Responsible to develop and implement improvement projects, facility audits, and energy management initiatives for continuous improvement of the M&E systems and for the systems to be operating at optimum efficiency level at all times.
- Overseeing events set up and to provide the necessary facilities required (eg: Power supply, AV system set up, hoisting facility for decorative items and etc).
- Responsible in ensuring M&E systems, upgrading works, refurbishment, repair and other required works are in compliance with the statutory requirements and regulations, ESH and Security Standards and in accordance with Best Engineering Practices.
- Responsible for the development and implementation of standard operating procedures, checklists, and others to meet ISO 9001, ISO 14001, OHSAS 18001 and other required standards.
- Any other assignments as the Management may deem fit.
Job Specifications:
- Diploma or Degree in Electrical Engineering with BO / HT 11 KV Chargeman Certificate from Suruhanjaya Tenaga
- Strong knowledge in maintaining M & E system for commercial high-rise building
- Knowledge in commercial building facility management
- Knowledge in building services
- H.T feeder switching and Troubleshooting skills
- Stand By Generator Maintenance and Troubleshooting skills
- Knowledge of IEE regulation and ST Regulation and Act 1990
