REPORTS TO: Chief Engineer and General Maintenance Supervisor.

SUPERVISES: N/A.

WORK ENVIRONMENT:

Engineering workshop, all areas of the hotel. Working on stepladders.

Job involves working:

  • under variable temperature conditions (or extreme heat or cold).
  • under variable noise levels.
  • outdoors/indoors.
  • around fumes and/or odor hazards.
  • around dust and/or mite hazards.
  • around chemicals.

KEY RELATIONSHIPS:

Internal: Engineering and other hotel staff.

External: Hotel guests and visitors, vendors/suppliers, outside contractors.

QUALIFICATIONS

Essential:

  • Minimum 2 years experience as a commercial electrician.
  • Working knowledge of all electrical supplies and equipment.
  • Knowledge of proper chemical handling and disposal methods.
  • Working knowledge of:
    • health codes.
    • electrical codes.
    • national/local fire codes.
    • local mechanical codes.
    • blue prints and wiring schematics.
    • power and hand tools, meters, etc., as they relate to the technical trades.
  • Fluency in job-related English, both verbal and written.
  • Provide legible communication and directions.
  • Compute mathematical calculations (add, subtract, multiply and divide numbers).
  • Ability to:

    • interpret manufacturer's literature for installation, preparation, use and upkeep of various materials and products used throughout the property.

PHYSICAL ABILITIES

Essential:

  • Remain in stationary position for 8 hours throughout work shift.
  • Ability to push and/or pull loaded two-wheel or four-wheel carts weighing approximately 200 pounds.
  • Ability to:
    • constantly lift and move approximately 50 pounds, including setting and storing in overhead areas.
    • bend, squat, kneel, climb (including ladders and stairs), reach and crawl in confined spaces continuously.
    • operate and control electrical/mechanical equipment (for example: meters, switchgear, boilers, pumps, chillers).
    • stand and walk on a continuous basis, and run as warranted.
    • work in temperature extremes.
    • safely operate a motor vehicle at all times.
    • hear guest voices through a door.
    • understand and operate emergency equipment (for example: fire extinguishers, wheel chairs, respirators).

ESSENTIAL JOB FUNCTIONS

  • Maintain complete knowledge of and comply with all departmental policies, service procedures and standards.
  • Maintain complete knowledge of correct maintenance and use of equipment. Use equipment only as intended.
  • Anticipate guests’ needs, respond promptly and acknowledge all guests, however busy and whatever time of day.
  • Maintain positive guest relations at all times.
  • Resolve guest complaints, ensuring guest satisfaction.
  • Monitor and maintain cleanliness, sanitation and organization of assigned work areas.
  • Receive daily work assignments from Director of Engineering/Chief Engineer/General Maintenance Supervisor and review priorities and special projects.
  • Organize materials, tools and equipment to perform daily assignments.
  • Maintain timelines and work schedule in accordance with the preventative maintenance program.
  • Check work orders and night report for any problems. Make rounds checking these problem areas and note any information needed or safety concerns in the hotel.
  • Schedule work in accordance with preventative maintenance program in rooms, coordinating with the Executive Housekeeper and Front Office.
  • Perform following electrical work orders:
    • Replace light switches.
    • Reset circuit breakers.
    • Replace wall plug receptacles.
    • Replace fluorescent light ballast.
    • Replace electrical solonial valve.
    • Replace small motors.
    • Use test equipment; olumeter, voltage tester, amp probe.
  • Perform following plumbing work orders:
    • Unplug sinks, toilets, garbage disposals and drain lines.
    • Repair or replace valves, gate, globe, ball and solonial valves.
    • Replace washer, gaskets, vacuum breakers and toilet seals.
    • Work with different types of pipe including conduit, copper, black, cast iron and pipe hangers.
  • Perform such Preventive Maintenance work orders:
    • Monitor and maintain all laundry and dry cleaning equipment.
    • Monitor and maintain all kitchen equipment.
    • Maintain guestrooms using Rooms Preventive Maintenance Program Punch List.
    • Change air-conditioning filters every 3 months.
    • Check HVAC equipment; change filters, belts, bearings and lubricate as necessary. Also check for unusual noise or vibration, adjusting as necessary.
    • Change or repair locks as needed.
    • Check and test-run emergency generator weekly.
  • Perform general maintenance to guestrooms and public areas.
  • Assist electrician, carpenter, plumber and painter in all phases of repair work.
  • Assist other engineering personnel as instructed by supervisor in regards to routine and preventative maintenance.
  • Maintain cleanliness and organization of the work area to include:
    • inventories.
    • requisition (receipt and storage).
    • trash removal and clean up.
  • Maintain the proper use, cleaning, maintenance and storage of all tools.
  • Handle chemicals for designated uses/surfaces.
  • Ensure security of all assigned keys.

SECONDARY JOB FUNCTIONS

  • Assist with any special projects assigned.
  • Assist with Rooms maintenance, which includes replacement of switches, outlets, light bulbs, rewiring of lamps and appliances, caulking bathtubs and showerhead replacement.
  • Assume the responsibilities of the Duty Engineer, which includes carrying the pager, conducting rounds and checking building equipment.
  • Attend designated department and staff meetings.
  • Recommend energy saving ideas.
  • Recommend safety ideas; participate in fire prevention and other life safety programs.
  • Wipe down walls, clean and paint as needed.
  • Build storage bins, shelves, etc.
