Storage Corner Group, LLC is seeking a full-time, dedicated Regional Property Manager for immediate hire, to be based near our Pacifica or Sunnyvale CA facilities. This professional will actively assist in the management of our Bay Area Self-Storage portfolio assets to optimize asset value and assist in executing our property and portfolio-level business plans. Specifically, this professional will be responsible for monitoring and analyzing aspects of property and business operating performances.

They will also be responsible for providing periodic support and coordination to the preparation of the property reports and participate in the budget process. Essential functions:

  • Oversee the commercial properties current and future tenants, working with the corporate office on leases, new leases, renewals, scheduled increases, CAM fees, and advertising.
  • Conduct tours of the facility for potential new customers
  • Conduct weekly walkthroughs of all properties in the region to ensure that all standards are met as per company policy.
  • Assist in hiring, training and developing staff to handle current and future properties
  • Oversee the staff at each facility and schedule routine maintenance for commercial and retail areas.
  • Manage and oversee all customer complaints from the commercial property and storage facilities

Sales and Marketing

  • Provide potential customers with information about the variety of available storage, retail spaces and amenities.
  • Answer rental inquiries regarding self-storage facilities
  • Respond to customer issues and concerns in a timely manner.
  • Work directly with tenants on a daily basis to discuss concerns and manage expectations.
  • Ensure all property signage, lighting, office equipment and cameras are current, and working properly.
  • Hold weekly meetings with local staff to review performance and set goals.

Maintenance

  • Develop relationships and manage vendor contracts with HVAC, electrical, gas, plumbing and landscaping.
  • Maintain direct contact with the City of Pacifica and the City of Sunnyvale for all construction and maintenance work at the facilities
  • Manage the maintenance staff to ensure all projects are completed in a timely manner and all units are available to rent within 72 hours of vacancy.
  • Plan, lead and oversee all renovation projects and warehouse turnovers.

Required Qualifications:

  • Bachelor’s degree; emphasis in real estate and property management preferred
  • Effective interpersonal, communication (speaking and writing) and listening skills
  • Candidates must have at least 3-6 years of related real estate experience; experience working in the self-storage industry (Private Funds, Developer, REITs) is a plus
  • Ability to use financial tools and software including Word, Excel, and Google Suites
  • Understanding of real estate terms and concepts such as contracts, rents, operating expenses, capital expenditures, property types
