OVERVIEW: The Operations Support Specialist will lead and complete operational projects and support operational goals.
ESSENTIAL FUNCTIONS:

- Communicate professionally, politely, and effectively with fellow team members, current and prospective residents, and vendors.
- Represent oneself and MRD in a professional and courteous manner with residents, visitors, and other employees by providing exceptional customer service.
- Oversee all incident reporting procedures and resolution.
- Manage the reporting process and day-to-day servicing of all property and casualty claims.
- Maintain reports on claim activity, assists in the management of litigation, and advises property management procedures.
- Work directly with insurance companies, third party adjusters, outside counsel, and brokers.
- Respond positively to incoming calls from property sites, written correspondence, and/or e-mail inquiries providing an elevated level of service and quality that exceeds customer expectations.
- Coordinate duties and tasks by effective prioritization of responsibilities and time management.
- Audit processes and procedures.
- Facilitate the coordination of inspections.
- Aid in any responsibilities to support the operations team and other MRD departments as approved through COO.
- Track, compile, and distribute data using excel and MRD specific software.
- Assist Purchasing Department with any supply requests or vendor contracts.
- Provide support to State Mini Storage as requested.
- Complete travel arrangements including flights, car rentals, and hotels.
- Regular worksite attendance is required.
- Position may be assigned and required to perform other related duties and responsibilities that help to drive our company forward and fulfill our core values.
- Conductall businessin accordance with MRD policies, procedures, and values.
- Abide by Fair Housing Act, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal, State, and Local laws.
DUTIES AND RESPONSIBILITIES:
- Complete assigned courses through MRD eLearning in accordance with MRD expectations.
- Respond to training provided by supervisors to improve qualifications in performing all duties to the highest potential.
- Adhere to MRD dress code policy during working hours.
- Attend and participate in the presentation of team meetings.
REPORTS TO: Chief Operations Officer
QUALIFICATIONS:
- Prior Risk and Property management experience preferred.
- Bachelor’s degree preferred.
- Experience with auditing and reporting desired.
- Keen attention to detail.
- Strong organizational and administrative skills.
- Analytical mind with problem solving aptitude.
- Advanced computer and research skills: knowledge of analysis software preferred.
- Exceptional customer service skills.
- Takes ownership and responsibility of work and decisions.
- Able to pass pre-employment screening.
WORK HOURS: Full-time work hours.
PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The person in this position is required to frequently move throughout the corporate office and must constantly access office equipment, supplies, and machinery at floor level and in upper cabinets. The Operations Support Specialist consistently operates computers, and other office machinery such as calculators, phones, and printers. It is necessary for the person in this position to move controls on machinery and equipment. Controls include, but are not limited to, pedals, buttons, levers, and cranks. The team member must be able to frequently transport objects of up to 10 pounds to 50 feet without assistance. From a stationary position, the employee regularly moves items weighing up to 10 pounds from floor to higher areas and pushes and pulls 25- pound objects. The team member will infrequently need to ascend and descend ladders. This position requires employees to routinely ascend and descend stairs. The Operations Support Specialist must be able to frequently remain in a stationary position. The person in this position must have the ability to observe and inspect details at close and long range and adjust focus. The team member must be able to wear personal protective equipment as needed.
